This is the last Will & Testament of me Israel Gibbons of Britannia Street Parish of Saint Pancras in the County of Middlesex yeoman first I will and direct that all my just Debts Funeral and Testamentary Charges be fully paid and satisfied by and out of my personal Estate with all convenient speed after my Decease. I give devise and bequeath unto my loving wife Ann Gibbons for and during the Term of her natural Life all my Freehold Copyhold and Leasehold Estates whatsoever and wheresoever the copyhold particulars whereof I have surrendered to the use of this my Will she my said Wife keeping the Buildings insured from Fire and in good repair, and from and immediately after her Decease I make the following Disposition of my said Freehold Copyhold and Leasehold Estates (that is to say) I give and devise unto my Daur Hannah Oakman and her heirs two of my Copyhold Messuages or Tenements with the Appurts numbered 1 and 2 now or late in the several Tenures or Occupation of …..Park and …………Murray situate standing and being in Cumberland Row, Battle Bridge in the parish of Saint Pancras in the County of Middlesex aforesaid and held of the Manor of Cantlowes otherwise Cantlers to hold the same unto and to the use of my said Daughter Hannah Oakman and her heirs forever according to the custom of the said Manor and I give and bequeath unto my said Daughter Hannah Oakman her Executors and Administrators all my leasehold messuage or Tenement with the appurtenances numbered 18 situate standing and being in Southampton Street Pentonville in the said County of Middlesex to hold the same unto the said Hannah Oakman her Executors Administrators and heirs for the remainder of the term of years which shall be to come. Therein at the decease of my said wife subject to the Rents and covenants under which I hold the said leasehold premises I give and devise all these my three freehold messuages or tenements with the appurtenances numbered 7, 8 and 9 situate standing and being Wellclose Place Back Lane in the Parish of Saint George in the East in the County of Middlesex aforesaid unto my Daughter Mary Huttly (late Bennett) now wife of John Huttly for and during the Tem of her natural life she my said Daur Mary Huttly keeping the said premises insured from Fire and in good repair and from and after the Decease of my said Daughter Mary Huttly then I give and devise the same hereditaments unto my Grandchildren John Anthony Huttly and Henry Bennett Huttly Susannah Elizabeth Huttly Ann Bennett Huttly and Elisabeth Gibbons Huttly the Sons and Daughters now born of the said Mary Huttly by her present husband and their heirs forever equally between them as Tenants in common / Also I give devise all these my other two Copyhold Messuages or Tenements with the appurtenances numbered 3 and 4 situate standing and being in Cumberland Row aforesaid and held by me of the aforesaid Manor of Cantlowes or Cantlers unto my Daughter Catherine Johnson (late Preston) for and during the Term of her natural Life according to the Custom of the said Manor (she my said Daughter Catherine Johnson keeping the said premises insured from Fire and in good repair) And from and after the Decease of my said Daughter Catherine Johnson I give and devise the said last named copyhold hereditaments unto my Grandchildren Ann Preston Sarah Preston and Susannah Preston the three children of my said Daughter Catherine (late Preston) by her former husband and their heirs forever equally between them as tenants in common Also I give and bequeath all that my leasehold Messuage or Tenement Numbered 54 situate standing and being in Britannia Street next Battle Bridge in the Parish of Saint Pancras aforesaid and now in my own occupation unto my said Daughter Catherine Johnson for and during the Term of her natural life (if my Term and Interest therein at the Decease of my said wife shall so long continue she my said Daughter Catherine Johnson keeping the said leasehold premises last mentioned insured from Fire and in good repair) And from and after the Decease of my said Daughter Catherine Johnson Then I give and bequeath the said leasehold premises unto my said Grandchildren Ann Preston Sarah Preston and Susannah Preston equally between them share and share alike Also I give and bequeath all my other leasehold Messuage or Tenement situate standing and being in King Street near the Seven Dials in the Parish of Saint Giles in the Fields in the County of Middlesex aforesaid which I lately purchased Mr Collie unto my three Daughters Ann Huttly Mary Huttly and Catherine Johnson equally between them share and share alike for all the remainder of the Term of years, that shall be to come therein at the Decease of my said wife subject to the Rent and covenants under which I hold the said last mentioned premises I give and bequeath unto my loving wife Ann Gibbons for and during the Term of her natural Life the yearly Interest Dividends and produce of all my Monies in the public funds or on private securities as the same shall from Time grow due and be received to and for her own use and benefit and from and after her Decease I give and bequeath all my said Monies in the Public Funds or private securities unto my Son in Law William Oakman upon the several Trusts thereinafter mentioned and expressed (that is to say) as to for and concerning the Capital Sum of one thousand pounds three per cent consolidated Bank Annuities upon Trust to pay apply and dispose of the Interest Dividends and produce whereof from Time to Time as the same shall grow due and be received into the proper hands of my said Daughter Ann Huttly for and during her natural life for her own separate use and benefit and wherewith no husband with whom she may marry shall have any concern nor shall the same be subject or liable in any manner to the Debts or Engagements of any such husband but that her Receipt alone from Time to Time and not by way of anticipation shall be good and effectual discharges to my said Trustee for the same and from and after the Decease of my said Daughter Ann Huttly then upon Trust to transfer the said sum of one thousand pounds three per cent Bank Annuities and the unapplied Dividends thereof unto and among my Grandchildren Sarah Huttly Samuel Huttly John Huttly Mary Huttly and Israel Huttly the children now born of my said Daughter Ann Huttly equally between them share and share alike and as to for and concerning the Capital Sum of Three hundred pounds four per cent Bank Annuities and one hundred pounds five percent Bank Annuities upon Trust after the Decease of my said wife to pay apply and dispose of the Interest Dividend and Produce thereof from Time to Time as the same shall grow due and be received into the proper hands of my Daur Mary Huttly for and during her natural life for her own separate use and benefit and wherewith neither her present or any future husband shall have any control nor shall the same be subject or liable in any manner to the Debts or Engagements of such present or future husband but that her Receipt alone from Time to Time and not by way of anticipation shall be good and effectual discharges to my said Trustee for the same and from and after the Decease of my said Daughter Mary Huttly then upon Trust to transfer the said last mentioned Bank Annuities and the unapplied Dividends thereof unto and among my beforenamed Grandchildren (namely) John Anthony Huttly Henry Bennett Huttly Susannah Elizabeth Huttly Ann Bennett Huttly and Elizabeth Gibbons Huttly the children of my said Daughter Mary Huttly now born equally between them share and share alike and as to for and concerning the capital sum of one hundred pounds in five pounds per cent consolidated Annuities upon Trust to pay apply and dispose of the dividends interest and produce thereof from time to time as the same shall become due and be received for the maintenance and support of my Grand Daughter Mary Ann Bennett and from and after my said Grand Daughter shall attain her age of twenty one years then upon Trust to transfer and make over the said one hundred pound Bank Annuities and the unapplied Interest and Dividends thereof unto my said Grand Daughter Mary Ann Bennett her Executors and Administrators for her and their own use and benefit also I give and bequeath unto my said wife Ann Gibbons for and during the Term of her natural Life the use only and not the absolute Disposition of all my household goods plate linen china and of the residue of my personal estate and effects not hereinbefore given and bequeathed and at her Decease I will and direct that the same shall be equally divided among my said four Daughters hereinbefore named or the Survivors or Survivor of them I nominate and appoint my said wife Ann Gibbons and my said Son in Law William Oakman to be executrix and executor of this my last Will and Testament and I do hereby declare that my said Trustee and Executrix and Executor shall not be answerable or accountable the one for the other but each of them only for his and her own Accounts Receipts and Wilful Defaults and that they and each of them shall and may be at full Libery to deduct and retain all their reasonable costs and charges in and about the Execution of this my Will and I do hereby revoke all former and other Wills by me at any time heretofore made In Witness whereof I the said Israel Gibbons have to this my last Will and Testament contained in five sheets of paper set my hand and seal (to wit) my hand to the first four sheets thereof and my hand and seal to this fifth and last sheet thereof the seventh Day of May in the year of our Lord one thousand eight hundred and three Israel Gibbons Signed Sealed published and declared by the said Testator Israel Gibbons as and for this last Will and Testament in the presence of us who at his
